We're licensed in Florida and primarily serve clients across the state, including the greater Orlando and Kissimmee area.

Application & Pre-Approval

Most pre-approvals are issued within 24-48 hours once we receive your completed document checklist.
It depends on the loan program — conventional loans typically start around 620, FHA around 580, and we also offer alternate-document programs for non-traditional credit profiles.
Yes — and we recommend it. A pre-approval letter shows sellers you're a serious buyer and helps you shop within your real budget.

Documents

Typically: government ID, Social Security card/ITIN, 2 months of bank statements, 30 days of income proof, and recent tax returns. See our full Document Checklist for details.
Yes, if you own 25%+ of a business we'll also need 2 years of business tax returns and 2 months of business bank statements, in addition to the standard checklist.

Rates & Programs

Conventional, FHA, Jumbo, Bank Statement, DSCR, Profit & Loss, Asset Utilization, and Foreign National loans — for primary, second, and investment properties.
We work with several gift-fund and DPA programs for eligible first-time buyers — just let us know in advance so we can match you with the right one.

Refinancing

Common reasons include lowering your rate, shortening your term, dropping mortgage insurance, or cashing out equity. We'll review your numbers to see if it's worth it.
